01 Onboarding Inspection

As part of our onboarding process, our team will perform a pre-listing  inspection to determine any make-ready needs along with a competitive list price. Our team can handle the entire make-ready process. We prepare a custom market analysis for each property we manage to determine the optimal rent to maximize the financial return on your investment.

02 Property Marketing

Once your home is "rent ready" our team will install a realtor lockbox and take listing pictures. Your property will be advertised on the Multiple Listing Service (MLS) which syndicates with over 70 third-party websites and apps. In addition, your home will also be featured on our website which in return syndicates to 50+ third-party sites. Exposure is the #1 goal!

03 Tenant Screening

Placing a qualified tenant in your home is our number one priority. Our thorough Tenant Screening Process and Tenant Screening Criteria Checklist are implemented to minimize the risk of placing a difficult tenant. Streamlined, built-in resident screening through our Appfolio Property Manager Software allow us to place the highest quality residents quickly.

04 Lease Execution

After a qualified applicant is approved, our leasing team will prepare a comprehensive lease agreement. We use standard leases written by local and state realtor association attorneys. We also include any required lease addendums (lead based paint, pet addendum, etc) to ensure you, your property, and your tenant are in compliance with the Virginia Residential Landlord Tenant Act.


05 Move-In Inspection

Documenting the condition of your home before a tenancy takes place is absolutely vital. Doing so sets the standard for the Lease and protects all parties' interests. Our team will perform a thorough move-in inspection including detailed photographs and written report.

06 Owner Portal

Our online secure portal provides convenient access to all pertinent property documents, including leases, inspection records, management agreements, paid invoices, and financial reports – all available for download anytime, anywhere.

07 Rent Collection

Modern residents expect easy, online payment options. The majority of our residents pay their monthly rent through our easy-to-access Tenant Portal. Funds are then issued by ACH directly into the bank account of choice no later than the 10th of each month.

08 Property Inspections

Routine property inspections monitor tenant lease compliance as well as general property upkeep. A detailed property survey will be provided every six months. These reports will include photos and site repair action items as well as preventative maintenance recommendations--both of which ensure your investment is protected.

09 Maintenance Coordination

Allegiance Property Management utilizes Property Meld, a software platform for effective and efficient maintenance coordination. As a property owner, you will be able to view maintenance requests, communicate directly with our team, and approve work on your properties. Tenants can submit work orders via an online Portal or in case of emergencies through our 24/7 repair center hotline.

10 Lease Renewals

Happy tenants mean less turnover. At Allegiance Property Management, we have a high tenant retention rate. Our team will expertly handle the lease renewal when the time comes. What this means for you is stability, tenant satisfaction, and cost savings. Our clients enjoy uninterrupted rental income, strong tenant relationships, and seamless lease negotiations, all handled expertly by our team.

11 Mortgage or HOA/Condo Payment

Our team can make mortgage or HOA/condo fees on your behalf, eliminating the need for you to manage one more payment. Plus the expenses are tracked on your monthly statements in your Owner Portal.

12 After-Hours Emergency Coverage

Emergencies happen. That's why someone from our team is always on-call and available to your tenant 24/7. Our team will be available to take the appropriate measures and protect your asset 365 days/year.

13 Move-Out Inspection

The move-out inspection evaluates your property's condition post-tenant departure. Just as we perform a thorough move-in inspection, our team will document the condition of your property at move-out in order to identify damages, wear and tear, and cleanliness, and ensure the property is ready for the next tenant. A solid move-out process helps to ensure the property's maintenance standards are upheld and facilitates a smooth transition between tenants.

14 Property Turnover

Our team will oversee the make-ready process between tenants, aiming to reduce vacancies and increase rental income for our property owners. We have an extensive network of contractors in all trades such as painters, flooring specialists, HVAC specialists, and appliance technicians. Because of those relationships, we are able to receive high quality service at fair prices.





15 Online Statements & Tax Documents

Owner statements and year-end tax documents are securely posted to an online Owners Portal. Allegiance Property Management uses Appfolio Property Manager software to track and manage these for you, so they can be organized and available to you 24/7.
